Align apartment ads with available units, prices, and viewing times
Use a dated inventory-to-ad worksheet to keep apartment offers, landing pages, quoted prices, and tour availability consistent.

An apartment campaign can keep earning clicks after the unit it describes has become unavailable. A headline price can also remain attractive while its conditions have changed. These mismatches create avoidable inquiries, extra work for the leasing team, and an unpleasant first conversation with prospective residents.
The useful decision is whether each active offer still corresponds to an available, accurately described option. Establish a dated connection between inventory, advertising and the page receiving the visitor. A short daily check can be more valuable than adding another creative variation.
Name an authoritative inventory source
Choose the system or responsible person whose availability record controls the campaign. Record the unit or unit type, expected availability date, quoted price basis, relevant conditions, and next viewing options. Do not assume that a marketing spreadsheet is current because it was current when the ad launched.
Give every advertised offer an owner and a last-checked time. A shared campaign can promote several unit types, but the destination must explain what is currently available rather than suggesting all pictured options can be rented immediately.
Create a way for the leasing team to notify the advertising owner when availability changes. The process should work during staff absences and outside the usual weekly marketing meeting.
Describe the price that the visitor will encounter
State whether a price applies to a particular unit, lease term, availability date or other meaningful condition. Keep mandatory charges and offer conditions within the property's approved presentation. If a “from” price refers to a narrow available option, the destination should make that scope understandable.
Google's Misrepresentation covers misleading pricing and offers. The practical review should therefore compare the advertisement, page, inquiry response and current inventory information.
This does not require forcing every possible detail into a tiny headline. It requires a clear journey in which the person can find decision-relevant terms before investing time in a tour.
Use a hypothetical offer-mismatch calculation
Imagine a campaign spends $420 over a week and produces 21 inquiries. In this hypothetical example, nine inquire about a unit type that became unavailable on day two. Six ask about a headline price whose lease-term condition was missing from the page.
Some inquiries may belong to both groups, so do not add nine and six and report fifteen unique mismatches without deduplication. Review the records and suppose there were twelve unique inquiries affected by at least one mismatch.
That is twelve of 21, or about 57%, needing a clarification that the advertising journey could have provided earlier. It does not prove $240 of the budget was wasted. Affected people may still choose another suitable unit, and the account may have incomplete attribution.
The next decision is to correct the offer and record what changed. Compare subsequent inquiries by the same definitions after allowing for a normal leasing cycle.
Route each visitor to useful current information
A specific unit advertisement needs a destination that continues its promise. When the unit is no longer available, an approved change might pause the relevant ad or explain accurate alternatives. Redirecting somebody silently to a generic page can preserve the click while losing the original meaning.
Our Google Ads Message Match: From Query to Landing Page explains this continuity. Keep real photographs labeled by their purpose. A show unit, illustrative floor plan and photograph of the available unit should not be presented as interchangeable evidence.
On mobile, place the unit type, current offer conditions and inquiry action where they can be read without sideways scrolling. A visitor should not need to enlarge a tiny floor-plan label to understand a material condition.
Check viewing availability separately
An available apartment does not mean every advertised viewing time can be booked. Confirm the tour calendar, staff coverage, access requirements and whether a request is a confirmed appointment.
If the form only requests a tour, describe the later confirmation step. Check what happens when all preferred times are full. Offer a usable route to alternative times rather than leaving the visitor with a nonfunctional calendar.
Measure inquiries affected by scheduling problems separately from inquiries affected by unavailable inventory. Those issues have different owners and different fixes.
Keep targeting review alongside offer review
Housing campaigns have category-specific targeting requirements. Google's Housing in personalized advertising applies restrictions in specified markets. Accurate inventory does not establish that audience settings are appropriate.
Record the campaign's geography and require the responsible account owner to review applicable settings. Avoid assuming that a targeting recipe from an unrelated business can be copied into apartment advertising.
This article is an operational offer checklist, not a legal assessment of a property's advertising or leasing process.
Use a three-part maintenance receipt
For each approved correction, save the old offer, the verified replacement information, and the affected ads or pages. Include the time, responsible person and follow-up check. Confirm that the platform and destination actually show the new information.

At the next review, ask whether the team could verify every active promise using its inventory source. If the answer is unclear, resolve that uncertainty before expanding the offer.
